Concordia Real Estate advised a hotel group on the acquisition of Edificio Hispania, a distinctive asset located in the heart of Alicante, one of the most dynamic tourism and corporate destinations in Spain. Originally conceived for office use, the property offered a strategic location, a versatile architectural layout, and a clear conversion potential into next-generation Hospitality formats.

Our mandate focused on structuring the transaction, conducting a detailed urban planning and operational feasibility assessment, and developing a business plan centred on repositioning the building as an urban hotel, aparthotel, or flex-living concept, depending on the operator’s strategic objectives. The asset was significantly underutilised, generating below-market revenue per sqm and offering substantial room for improvement in its operational mix.

The analysis incorporated the sustained growth of urban tourism in Alicante, the rising demand for flexible accommodation, and the financial KPIs supporting a compelling value-creation and NOI-enhancement trajectory post-repositioning. The transaction enabled the client to secure an asset with strong value-add potential and reposition it into an upscale hotel with more than 160 rooms, complemented by ancillary offerings such as MICE facilities, gym, working spaces and a Sky Bar.
