Concordia Real Estate advised a private investor on the acquisition of a Multi-tenant Commercial Building in La Nucía, an area experiencing strong demographic growth and increasing demand for local services. The asset showed clear upside potential due to its under -rented position and the opportunity to improve the tenant mix and operational performance . Our mandate covered structuring the transaction, assessing the building’s value - creation potential, and defining a repositioning plan aimed at enhancing income, strengthening occupancy, and elevating the overall competitiveness of the asset within its catchment area. The strategy focused on three pillars:
- Rent and occupancy optimisation, with an estimated annual uplift of more than 2.9x.
- A Capex plan of approximately € 500,000 to upgrade installations and common areas.
- Identification of a clear opportunity to significantly increase NOI after execution of the improvement plan.
The property offers approximately 7,200 sqm of lettable area and an attractive configuration for proximity-based retail operators in a rapidly expanding urban environment.
